The Estero Springs Subdivision has one severe drawback.
For more than 50 years, most of the owners of these former mail order lots have not been
able to build on their lots. The few roads that were cleared during the 1950's are now
overgrown with maleleuca punk trees again. Estero Springs 2 remains an unrecorded subdivision
without roads and without access. N0 PROVISIONS were ever made by the original developer to
provide any roads, water, sewer, electricity and telephone services.
The real estate bubble of 2005-2006 drove the prices of these lots sky high.
Our taxes and assessments are now huge for unbuildable land. Lots that were assessed for
several thousand dollars in 2003 are now assessed around sixty five thousand dollars, and still
remain inaccessible.
To the Rescue...
Lee County has the capability through an MSTBU to service this land, provide access,
supervise construction for the infrastructure and work with Bonita Utilities for water and sewer.
Bonita Utilities has the franchise for servicing this land with water and sewer.
Lot owners need a 51% majority vote for the county to provide an estimate of costs to the property owners.
If property owners wish to proceed with the building of the infrastructure, Lee County may,
with the approval of Lee County Commissioners proceed to service Estero Springs.
Lot owners will not be billed until full completion of all work. Owners may then repay the
County over a 15 year time frame.
